More Than a Road Repair: Helping a Bellingham HOA Build a Better Plan
When an HOA in Bellingham reached out to Ritter Dirt & Asphalt earlier this year, they knew their private roadway needed attention. What they didn’t know was what it actually needed, what it didn’t need, or how they should be maintaining it moving forward.
And that’s where this project became about much more than asphalt.
Starting With a Conversation
We first began working with the HOA in January. Like many associations responsible for maintaining private roads, the board was trying to make the best decisions possible with limited information.
They had previously been presented with recommendations for work and services that weren’t necessarily the right fit for their roadway. Instead of simply giving them another estimate, we took the time to walk through the property with them, look at the condition of the road, and explain what we were seeing.
Our goal was to help them understand what needed to be addressed now, what could wait, and how proper maintenance could help them get the most life possible out of their roadway.
Restoring the Areas That Needed It
After evaluating the roadway and working with the HOA to develop a plan, our crew restored several areas throughout the community that needed repair.
The project was completed in August, but the work that happened between January and August was just as important.
Throughout the process, Jayson and the Ritter Dirt & Asphalt team worked closely with the HOA to answer questions, explain recommendations, and make sure the board understood why certain work was being done.
Rather than selling them on everything that could be done, we focused on what should be done.
Creating a Long-Term Road Maintenance Plan
One of the biggest outcomes of this project wasn’t simply the completed roadway repairs. It was giving the HOA a clear plan for the future.
They now have a better understanding of their road, including how to care for it, what signs of deterioration to watch for, what maintenance should be prioritized, and how to plan ahead instead of waiting until small issues become expensive repairs.
That knowledge gives an HOA something incredibly valuable: the ability to budget and make informed decisions with confidence.
